Grand Victorian (Plan/Specification – New Construction) The 110,000 SF building offers 8 retail spaces on the first floor, including a restaurant and bar, clothing and an OOB Police substation. On the floors above 51 private condominiums overlook the beach, complete with bedrooms, living/dining rooms, bedrooms and bathrooms. The common amenities are an indoor pool, exercise room, sauna and showers and beach changing station. Titan Mechanical, Inc. installed the mechanical and plumbing systems for this project.
Ocean View Blueberry Commons (Plan/Specification – Remodel/Expansion) The 88,000 SF expansion project consisted of the addition of 23 independent apartments. Each apartment was designed as a complete home with bedrooms, living/dining rooms, kitchens and bathrooms. The expansion also added laundry areas, a large gathering space, exercise and billiard rooms, an enlarged dining area and additional parking. The existing commercial kitchen, cafe and library were also remodeled. Split systems heat pumps provide cooling and hydronic baseboard is installed in each apartment for heating. Solar panels mounted on the roof provide preheating for the domestic hot water system, minimizing utility costs.
Cadigan Lodge at the Highlands (Design/Build – Expansion/Remodel) Twelve private apartments were added to this state of the art assisted living residence, each equipped with bedrooms, living/dining rooms, kitchens and bathrooms. The existing hydronic heating system was adapted to accommodate the expansion area to include baseboard heating throughout.
Gorham House (Design/Build – Expansion/New Construction) Twelve private apartments were added incorporating a baseboard heating system and a roof top unit to provide ventilation in the corridors. A complete plumbing system was installed for the new expanded single story building.
Preble Street Teen Shelter(Design/Build – Major Remodel) A complete renovation to an existing four story historical building in Portland, Maine. A 24/7 facility provides a safe shelter for teens 365 days a year. The first three floors are an open concept design with 24 beds and common restrooms. The fourth floor is utilized as office space for the staff. The mechanical system consisted of reusing one rooftop unit and installing two new units. A split system provides heating and cooling to the basment area. New low flow plumbing fixtures were installed throughout the building and tied into existing utilities.
Atlantic Heights (Plan/Specification – New Construction) This project is a 25,000 SF new building, including HVAC, hydronic heat, a commercial kitchen, pool and complete plumbing systems.
